The four things every downsizing seller asks me
What will I walk away with?
I build your home’s value by hand, from the sales that actually match your house (a ranch and a two-story on the same street don’t sell for the same, and online estimates miss that). Then my net sheet shows what you’d keep after costs. I estimate those costs on the high side, so if the number moves, it moves up.
Where will I go next?
A condo, a smaller house, or a senior community. I toured seven senior communities for my own mom, so I know what to ask. And if you’re buying and selling at the same time, we’ll plan the timing so you’re not carrying two houses or stuck with nowhere to go.
What do I do with everything we won’t be taking?
This is the one that keeps a lot of people from moving at all. There are good options, and the right one depends on you. An auction company can take everything to their warehouse and sell it online (they take a cut and charge a fee). An estate sale happens right in your home, which works well for some people and feels too personal for others. And some things sell just fine on Facebook Marketplace. I’ll help you figure out what fits. And when it’s time to pack and move, I have local movers I trust who’ll do the packing too, if you want it.
Who’s going to help me through it?
Me. You’ll always talk to me, from the first conversation to closing day. I never hand you off to someone else for showings, repairs or questions. Behind me, a transaction coordinator double-checks every document and Mel Foster’s support staff helps with the marketing.
Why this work matters to me
I’ve been on the family side of a downsize. When my parents sold their home in Arizona, I was the daughter in Iowa trying to find the right agent from halfway across the country.
Later, after my dad passed, I moved my mom to Bettendorf and toured seven senior communities before we found the right one.
